About Our Services

A property inventory is a detailed written and photographic record of the condition and contents of a rental property at the start of a tenancy. It documents everything from the walls, floors and ceilings to fixtures, fittings and any furniture provided by the landlord. A professional inventory is essential for landlords and letting agents because it provides independent evidence of the property's condition at the start of the tenancy. Without one, it is extremely difficult to make a successful deposit deduction claim at the end of a tenancy.

A check-in report is produced at the start of a tenancy and records the condition of the property when the tenant moves in. It forms the baseline document against which the property will be assessed at the end of the tenancy. A check-out report is produced at the end of the tenancy and compares the current condition of the property against the original check-in inventory, identifying any changes, damage, cleaning requirements or missing items. Both reports include full written descriptions and photographic evidence.

A mid-term inspection takes place during an active tenancy, typically every 3 to 6 months. Our clerk visits the property and produces a report noting the general condition, any maintenance issues, and whether the property is being looked after in accordance with the tenancy agreement. Mid-term inspections help landlords identify problems early before they become costly and provide documented evidence of the property's condition throughout the tenancy.

Yes we provide professional floor plans for both lettings and sales. Floor plans are increasingly expected by tenants and buyers when viewing a property listing. Our floor plans show accurate room layouts and measurements in a clean professional format. They are ideal for letting agents, landlords marketing properties privately, and estate agents requiring measured drawings. A discount is available when floor plans are booked alongside an inventory service.

Bookings & Process

Booking is straightforward. You can use the contact form on our website, call us on 07917 826767, or email liam@bledstonepropertyservices.co.uk. We will need the property address, the type of inspection required, your preferred date and time, and key access arrangements. We will confirm your booking promptly and send a reminder the day before.

Our standard turnaround is 24 hours from the time of inspection. In most cases reports are delivered the same evening or the following morning. Same-day delivery is available on request. All reports are delivered digitally in PDF format and are ready to share with landlords, tenants and agents immediately upon receipt.

For inventory and check-in reports it is not necessary for the landlord or agent to be present, though tenants are welcome to attend the check-in. For check-out reports many agents prefer the clerk to attend independently to ensure complete impartiality. We handle key collection and return efficiently so the process is as convenient as possible for all parties.

A studio or one bedroom property typically takes 1 to 1.5 hours. A two bedroom property around 1.5 to 2 hours. A three bedroom property 2 to 3 hours. Larger properties or those with more contents will take longer. Mid-term inspections are typically shorter as they are a general condition check rather than a full room-by-room inventory.

Reports & Disputes

Yes. Our reports are produced to a professional standard specifically designed to be used as evidence in tenancy deposit disputes through schemes such as the Tenancy Deposit Scheme (TDS), Deposit Protection Service (DPS) and MyDeposits. Each report includes detailed written descriptions of every room and item plus comprehensive photographic evidence, compiled impartially by an independent clerk with no affiliation to either the landlord or the tenant.

Fair wear and tear refers to the natural deterioration of a property through normal everyday use. Examples include minor scuffs to walls, light carpet wear and small marks on surfaces. This cannot be charged to a tenant. Damage refers to harm caused beyond normal use such as large holes in walls, stains on carpets or broken fixtures. Our check-out reports clearly distinguish between fair wear and tear and damage, making deposit deduction claims straightforward and well evidenced.

If damage is not noted on the original check-in inventory it is very difficult to charge the tenant for it at check-out as there is no baseline evidence. This is one of the most important reasons to commission a thorough inventory at the start of every tenancy. Our inventories document all pre-existing damage, wear and defects in detail so any new issues at check-out are clearly identifiable.

Pricing & Areas

Our pricing is fixed by property size with no hidden fees. Inventory and check-in reports start from £105 for a studio up to £185 for a five bedroom. Check-outs start from £115 up to £195. Mid-term inspections start from £65. Floor plans start from £65 for a studio or one bedroom. Additional rooms such as en-suites and garages are £10 each. Full pricing is on our pricing page.
